Prompt of the Week: Seller Update

Every listing agent owes their sellers a weekly update, and most skip it because it means an hour of MLS digging. This week's prompt covers all your active listings with no address to type, pulls live activity and fresh comps, and drafts each one. You verify and send.

This week's prompt is one of the most common things agents are asking RealTalk to take off their plates. It's the thing an AI that's connected to the MLS is perfect for. A task that would take you an hour for each of your listings can be done in under a minute.

The update sellers actually want

Sellers are trusting you to be an expert about how the hyperlocal market conditions in their neighborhood are affecting their sales. These conditions change fast: a new high watermark may push everything a bit higher. Or the homes in the same niche have been sitting on the market longer than everyone expected.

If you have more than one listing, keeping up with these conditions is simply not possible. But RealTalk can be your second brain and do all the analysis for you.

The prompt

Prompt
Draft a weekly seller update for each of my active listings. Include new listings and pendings nearby, recent closed comps, and any new competition or price cuts. Lead with the one thing each seller should know this week, and keep each update short enough to read on a phone.

RealTalk will pull the activity around each of your listings, look at active and closed comps, and give you a short update for each listing built on real numbers.

The weekly seller update prompt after sending, scrolled to the top: the full prompt, then the assistant's response beginning with interactive neighborhood comp sheets for each active listing (photos, match %, and recent sale data).

What you get back

One phone-length update per listing, each leading with the headline, not a metric dump.

Under that, the supporting detail: the new listings and their prices, anything that went pending, the most recent closed comps, and any price reductions on competing homes.

RealTalk's drafted seller update for one listing: a headline ('The Bottom Line') followed by the supporting detail — active competition, nearby pendings, recent closed comps, and a recommendation.

That is a message a seller opens and reads. It also sets up the next conversation, because when the market shifts around their home, they hear it from you first.

Make it fit the moment

Once the drafts are back, add the finishing touches. Add in the talking points that make it yours: how many showings did you have, did you get any feedback from buyer agents.

Or ask RealTalk to reshape it to match your client's expectations. Try asking for a text instead of an email:

Prompt
Rewrite that update as a short text message to the seller. Keep the headline and one supporting number, and end by asking if they want to hop on a quick call this week.

Or turn it into prep for a harder conversation:

Prompt
Using that same activity, give me talking points for a price-reduction call with this seller. Anchor it to the new competition and the most recent closings, and keep the tone steady, not alarmist.

Put it on a weekly report

The update works best if it actually happens every week. Once you like the format, turn it into a Report so RealTalk runs it on a schedule and drops each week's drafts into your sidebar, ready to send.

Your Reports screen holds every recurring job with its cadence and an on/off switch, so a weekly listing-update report can run every Friday without you lifting a finger.

Add a new listing next month and it is covered automatically. RealTalk builds the updates from fresh numbers each week, one per active listing. You check them and send.
